The camera showed a 4-inch debris bed at the base of the return plenum - the sheet-metal box that collects air before it reaches your HVAC unit. This was a newer home in Vintage Oaks where construction crews had never cleaned the duct system before close. We performed full-system negative-pressure extraction (a large vacuum hooked to the main trunk that pulls debris backward through every duct run, the path air actually travels) followed by contact agitation with a Rotobrush head through each register opening. The photo record showed bare galvanized metal where there had been compacted drywall mud. The homeowner’s static pressure reading dropped 0.3 inches after we finished.

Three golden retrievers, one 14-inch supply duct run, and a filter that hadn’t been changed in 14 months. The register vanes were bent downward from the weight of compacted hair. We removed the register, ran a reverse-blowing skipper ball through the 12-foot flex duct (a rubber ball that bounces through the duct, dislodging adhered material ahead of the vacuum), and replaced the damaged register with a new stamped-steel unit. The photo record showed the flex duct interior returning to its original silver color. The homeowner noted the room reached set temperature 8 minutes faster that evening.

This wasn’t a duct issue alone. The evaporator coil pan - the shallow metal tray that catches condensation from your AC’s cold coil - had standing water and visible microbial growth that was sending spores through every supply register. We cleared the partially blocked condensate line with nitrogen pressure, cleaned the pan with non-acid foaming cleaner, and applied an EPA-registered antimicrobial treatment (Guardsman product line) to the coil and pan surfaces. The photo record included a close-up of the cleared drain port. We recommended a UV-C lamp installation, which the homeowner scheduled for the following week. No more musty smell on startup.

The homeowner’s dryer was taking 90 minutes per load and the exterior hood flap wasn’t moving. We ran a rotary brush with reverse skipper through the 28-foot vent (a metal duct that carries hot, moist air from your dryer to outside), pulling out compacted lint that had formed a solid cylinder at the elbow where the vertical drop met the horizontal exit. The photo record showed the brush head emerging clean at the exterior hood. We measured 1,800 feet per minute airflow after cleaning, up from 200 FPM. The lint we removed filled a 5-gallon bucket. This is a genuine fire hazard; the U.S. Fire Administration reports 2,900 dryer fires annually, and this vent was past due.

A 1920s downtown New Braunfels cottage with a 1990s HVAC retrofit. The supply trunk - the large rectangular duct that distributes air to smaller branch lines - had completely separated from the plenum in the crawl space. The homeowner’s utility bills had climbed 40% over two years and the front rooms never cooled. We reconnected the trunk with sheet-metal screws and draw bands, sealed every joint with fiber-reinforced mastic (a thick paste that hardens into an airtight seal), and pressure-tested the system to 25 Pascals. The photo record showed the gap before and the sealed connection after. Their next summer bill dropped $87. This was duct repair and sealing, not cleaning alone, but it’s the kind of hidden problem we find when we’re already photographing the system.

The contractor had run the HVAC continuously during a six-month renovation to keep workers cool. Every supply register in the addition showed a gray film of drywall dust and fine sawdust that had bypassed the compromised filter. We performed full-system negative-pressure extraction on 14 duct runs, replaced four registers that had been painted over by the crew, and applied an antimicrobial treatment to the entire supply side. The photo record documented every register before and after, plus three trunk line access points. The homeowner received the full set via email before the crew left the driveway.
